Latent Defects Insurance


Latent defects insurance, also called inherent defects or decennial insurance, provides for rectification of damage due to unknown defects in the structure of a newly built property due to defective design, workmanship or materials.

The types of enquiries we get for this cover can be broadly grouped together as:-

Residential Latent Defects (NHBC style warranty):-

For any new built property, extension or conversion which is going to be occupied for residential purposes and where a mortgage is likely to be needed to purchase the property. We can cover self builds, barn conversions, detached, semi detached houses, terraced houses or bungalows, apartments, maisonettes, blocks of flats etc etc. Can be new build, part completed, fully completed, post completion, refurbishments or conversions.

We have wide mortgage lender acceptance for our residential warranties. Cover is available for up to 10 or 12 years.

Mixed Use:-

Typically the ground floor is used for commercial purposes such as a shop or office and above flats are used for residential purposes. We issue these on a residential wording as this is needed to satisfy the mortgage lenders requirements and note that the property is also used for commercial purposes. Again can be new build, part completed, fully completed, post completion, refurbishment or conversion.

Commercial:-

Whilst LDI cover isn’t always required by the commercial development lenders it is often requested by the purchaser and even the tenant where they are subject to a full repairing lease.

Almost any kind of property built for commercial use can be covered including offices, shops, restaurants, hotels, care homes, retail units, cinemas, bowling alleys etc etc.

Option to add up to three years loss of rent receivable or payable as a result of a latent defects claim.

Mechanical & Electrical

Covers defects in the boilers, heating systems, ventilating mechanisms, air conditioning, lifts and electrical distribution systems for 10 or 12 years after completion. Can be installations in new buildings or strip out and refit of existing shells or refurbishment when the M&E aspects are new. Suitable for blocks of flats, mixed us, commercial premises and large residential properties.
